There is a world of difference between a flat-pack summerhouse and a garden room built to last. Most products marketed online are modular pods with thin walls, minimal insulation and no mains connection. They look the part in summer, then turn cold, damp and unusable by November. We build the opposite: permanent, fully insulated, mains-connected garden rooms on proper foundations, by the same team that builds our house extensions and new homes across Essex. We were building garden offices back in 2011.

Because we build in place rather than craning in a finished box, your garden room is engineered for your plot: the right foundation for the ground conditions, the right insulation for year-round use, and the freedom to add power, heating, broadband and even a WC or shower.

How We Build Our Garden Rooms

This is where a Belvia garden room separates itself from a prefab pod. Every element is specified for permanence and year-round comfort.

  • Foundations: we assess your ground conditions and lay a reinforced concrete slab or a screwpile (ground-screw) foundation to suit. That is what keeps the building level and dry; flat-pack pods often sit on paving with no real ground works.
  • Frame: a structural timber frame or, where specified, SIPs (structural insulated panels). Strong, accurate and quick to make watertight, giving you a rigid, long-lasting shell.
  • Insulation & U-values: full insulation to walls, floor and roof, typically targeting wall U-values around 0.18 to 0.25 W/m²K, comparable to a modern home extension. This is the single biggest reason our rooms are usable in winter and a flat-pack pod is not.
  • Cladding: your choice of finish, whether low-maintenance composite cladding, natural western red cedar, painted timber, or render to match your home. We advise on the look and the upkeep.
  • Glazing & doors: double-glazed windows (triple on request), plus aluminium or timber bi-fold or sliding doors to flood the room with light and open it to the garden.
  • Electrics: a dedicated, NICEIC-certified supply from the house. Sockets, LED lighting, data and broadband, and an external feed where wanted, all properly installed and Part P compliant.
  • Heating: electric underfloor heating, a wall-mounted electric panel or an air-source unit, so the room is warm from the first cold morning, not just in summer.
  • Plumbing: for rooms with a kitchenette, WC or shower, we run hot and cold supply and drainage from the house, fitted by Gas Safe-registered partners with the correct waste connections.

Know Before You Build

Planning Permission & Building Regulations for Garden Rooms in Essex

Most garden rooms in Essex can be built under Permitted Development as an outbuilding, without a formal planning application, provided the build stays within the limits. As a general guide, a garden room is usually permitted when it is:

  • single storey, with a maximum eaves height of 2.5m;
  • no more than 2.5m in total height if it sits within 2m of a boundary (otherwise up to 3m for a flat roof, or 4m for a dual-pitched roof);
  • not more than 50% of the total area of land around the original house when combined with other outbuildings;
  • not used as self-contained living or sleeping accommodation; and
  • to the rear of the property (not forward of the principal elevation).

Planning permission is more likely to be needed for homes in conservation areas, listed buildings, properties where Permitted Development rights have been removed (common on newer Essex estates), or where the room exceeds the size and height limits above.

Building Regulations generally do not apply to a small detached garden room used as an office or gym, but they can be triggered once the internal floor area passes 15 m² (depending on position and construction), and they do apply if the building contains sleeping accommodation or has plumbing for a WC or shower. A garden room intended as a guest bedroom or annexe changes both the planning and Building Control position; a full self-contained annexe is closer to a small new build, and we can advise on that route too. We assess your plot and tell you exactly which rules apply before any work begins, and we handle the applications and inspections on your behalf.
