Experienced Garage Conversion Specialists in Essex

Quality · Experience · Trust
  • Peace of Mind

Our on-site quality control oversees every operation and you sign off at each stage before we move on to the next.

  • Stress-Free Process

We manage Building Regulations, the build and the finishing touches, so you don’t have to coordinate the trades yourself.

  • Built to Last

Proper foundations, insulation and damp proofing mean a room that performs and lasts, not a cold garage with a carpet.

A garage conversion is one of the most cost-effective ways to gain a whole extra room without extending your footprint or losing garden space, but only if it is done properly. As an established Essex construction firm, we treat a garage conversion as a structural build, not a quick stud-and-plasterboard job. That means a properly designed floor build-up, full insulation to current U-values, damp proofing, compliant electrics and ventilation, so the finished room is as warm, dry and comfortable as the rest of your home.

Most of our garage conversions involve infilling the old garage door with a matching brick-and-block wall (or a new window and door), raising and insulating the floor, lining and insulating the walls and ceiling, and bringing in heating, lighting and power. Two decades on site means we know exactly how Essex garages are built, and where the damp, cold bridging and condensation problems hide, so we design those problems out from the start.

We handle everything end to end: survey, structural design, Building Control liaison, and fully compliant electrics and plumbing via our NICEIC and Gas Safe partners. If a garage conversion isn’t right for you, we’ll tell you honestly, and point you towards our other house extension or loft conversion services instead.

Our Specialities

What You Can Turn Your Garage Into

A single garage will give you around 12 to 18m² of floor space, and a double garage gives 24 to 36m². This is enough for a genuine, year-round room. Here are the conversions we’re asked for most across Essex.

Home Office

A quiet, separate, fully heated and wired workspace away from the house - ideal for hybrid and remote working. We add dedicated power, data, good lighting and proper insulation so it’s comfortable in every season.

Home office with a desk, computer and shelving

Playroom or Snug

A safe, warm playroom for younger children, or a snug, cinema room or hobby space. Sound insulation and good lighting make the room feel like part of the home, not a converted garage.

Children's playroom with toys and soft seating

Utility & Boot Room

A practical conversion that frees up your kitchen: laundry, sink, storage and a hard-wearing entrance from the drive - especially useful on integral garages with a connecting door to the house.

Utility room with a washing machine and storage cupboards

Annexe / Granny Flat

For integral and larger garages, a self-contained annexe with a bedroom, shower room and small kitchenette - ideal for multi-generational living. We manage the specific Building Regs and planning implications.

Compact open-plan living space with a kitchenette

Extra Bedroom or Guest Suite

Turn the garage into a bedroom or guest room, with the option of an en-suite where drainage allows. Popular for teenagers, returning family, or simply an extra double bedroom that adds value.

Guest bedroom with a double bed and bedside lamps

Home Gym

Convert your garage into a gym with a reinforced, level floor, ventilation, mirrors and the power for equipment or air-conditioning. A garage gym keeps the mess and noise out of the main house.

Conversion Types

Types of Garage Conversion We Carry Out

Every garage is different. We tailor the build to whether it’s single, double, detached or integral, and to how it connects to the rest of your home.

Single Garage Conversion

The most common conversion in Essex. We infill the garage door, raise and insulate the floor, line the walls and ceiling, and add heating, power and lighting to create one bright, warm room of around 12 to 18m².

  • Garage door infill in matching brick/block, or new window and door
  • Insulated floor build-up, walls and ceiling to current U-values
  • Damp proofing, electrics and heating, ready for decoration

Double Garage Conversion

Double the floor area means more flexibility: a large open-plan room, or two spaces such as an office plus a utility, or a bedroom with an en-suite. Larger spans may need additional structural support, which we engineer to spec.

  • Single large room or split into two rooms
  • Structural support and new openings engineered where required
  • Option for en-suite or kitchenette where drainage allows

Detached Garage Conversion

Converting a detached garage creates a genuinely separate space: a garden office, gym, studio or annexe. As a standalone building we focus on the roof, foundations, insulation and weatherproofing, and run new services across from the house.

  • Roof, foundation and weatherproofing upgrades as needed
  • New power, water and heating run from the main property
  • Ideal for offices, studios and self-contained annexes

Integral Garage Conversion

An integral garage (built into the house) is often the simplest and warmest conversion, as it shares walls with heated rooms. We frequently retain or relocate the connecting door so the new room flows naturally from your hallway, kitchen or utility.

  • Connects straight into the house through an internal door
  • Often the most energy-efficient garage to convert
  • Popular for utility rooms, offices, snugs and extra bedrooms

It totally exceeded all our expectations!

The Belvia Construction Company have recently finished our single storey extension. I cannot recommend James and his whole
team enough. Every single one of them worked so hard, were very helpful, polite and considerate and gave us immense confidence in their workmanship. James kept to his schedule and was extremely organised and hands on. He offered advice when we were hesitant, but equally was always willing to make a few minor changes along the way.
The team made what we had been fearing would be a huge upheaval, so much easier and more pleasant than we ever expected!
James said he wanted us to come down each morning and really love our extra space – it totally exceeded all our expectations!
We would recommend The Belvia
Construction Company 100%!
Thank you, James and Co!

A superb job of our new kitchen

James and his excellent team at Belvia made a superb job of our new kitchen. Right from the planning stage, it was clear we were dealing with people who have a great eye for detail and really care about doing the job well. When the work started, they were totally reliable, arriving when they said they would and leaving the kitchen neat and tidy at the end of each day. We are really pleased with the result and would recommend Belvia to anyone who is looking for an expert builder. It was also definitely good value for money, and we are delighted with the work. Thank you, again, James!

We set out to remodel and renovate the downstairs of our home & the exterior facade and were so impressed throughout the 4month build process. The attention to detail and communication level was second to none

James and his team at Belvia were responsible for overseeing a refurbishment of our main family bathroom.
This is the second time we’ve had Belvia in our home, previously it was for a rear extension of our property some 5 years ago.

Whilst this project is nowhere near the size of our first with James, the attention to detail and communication level was second to none. Belvia combined multiple trades to ensure a smooth transition as the project progressed and we couldn’t be happier with the finished product.

Couldn’t recommend enough.

Outstanding 5 star building services from Belvia Construction

From the start Jim gave us total confidence that Belvia were an incredibly professional and capable building company. They always arrived when they promised, they left everything tidy, the lads (Ryan, Ellis & Luke) were very polite and knew exactly what they were doing. Every aspect of the build was undertaken with the highest level of quality. Things we mentioned early on in the process were remembered and implemented exactly as we required. Our friend (also a builder) visited and was really impressed with the finish, which is no mean feat.

We are overwhelmed with the final result – it is even better than we expected and there is nothing we would change. We would 100% recommend Belvia Construction. Many thanks to Jim and the team.

How Much Does a Garage Conversion Cost in Essex?

Garage conversion costs in Essex depend on the size of the garage, how much structural work is needed (particularly the floor and the garage door infill), whether you’re adding plumbing for an en-suite or kitchenette, and the level of finish. Most straightforward conversions fall between £10,000 and £18,000 + VAT; larger, detached or structurally involved projects, and full annexes, can run to £25,000 + VAT and beyond.

These figures are a guide based on typical Essex projects and cover the construction build. Final costs vary with your property’s specific requirements. We provide a fixed-price quotation after surveying your garage, so there are no surprises once work begins.

What Affects the Cost?

  • Size of the garage: a double has roughly twice the area to insulate, line and finish.
  • Floor condition and build-up: many Essex garage floors sit lower than the house and need raising and insulating.
  • Garage door infill: building a matching brick-and-block wall or new window and door.
  • Damp and insulation: single-skin garages need tanking or independent insulated linings to hit U-values.
  • Plumbing and drainage: en-suites, WCs and kitchenettes need water, waste and sometimes a pump.
  • Detached vs integral: detached garages need roof, foundation and weatherproofing attention.
  • Finish and specification: flooring, joinery, glazing and bespoke fit-out.

What’s Included

Know Before You Build

Planning Permission & Building Regulations for Garage Conversions in Essex

One of the first things people usually ask is whether planning permission is needed for a garage conversion.

In many cases, it isn’t. If the work stays within the existing structure, even if the garage door is being removed and built up, it will often fall under Permitted Development. This usually means a full planning application is not required, as long as the building is not being extended.

Even so, it’s not something we assume. Planning permission may still be needed if the outside of the property is changing significantly, if a detached garage is being converted into living space, if the property is listed or in a conservation area, or if Permitted Development rights have been removed. That last one is common on newer housing estates, especially where the original planning approval protected off-street parking or restricted garage conversions.

Before quoting properly, we always check the property’s planning history so we can give clear advice from the start.

Building Regulations are different. These apply to every garage conversion because the space is being turned into a habitable room. This is where a proper conversion really matters, as Building Control will need to be satisfied that the new room is safe, warm, dry and suitable for everyday use.

This usually includes things like insulation to the walls, floor and ceiling, damp proofing, raising and insulating the floor where needed, fire safety, ventilation and certified electrical work. If the room is going to be used as a bedroom, bathroom or include a kitchenette, there may be extra requirements to consider.

We manage the Building Control process for you, including the application, inspections and completion certificate. We also deal with the relevant local authority or building control body, whether that is Chelmsford, Colchester, Braintree, Brentwood, Basildon, Maldon or another Essex area.

Our Simple, Stress-Free Process

How It Works

Most single garage conversions take around 3 to 4 weeks on site; double, detached and conversions with plumbing or structural work typically take 4 to 6. Every job runs through the same four stages.

01

Consultation & Survey

We start with a free consultation to discuss your ideas and visit your property to assess the garage. We'll check floor level, damp, walls, services and how it connects to the house - and advise on feasibility, options and budget.

02

Design & Planning

We finalise the layout, confirm whether planning permission is needed, and prepare the Building Regulations application. You choose finishes, glazing and fit-out at this stage.

03

Construction & Management

Our skilled team carries out the build: door infill, floor, insulation, services and finishes, led by a single point of contact who keeps you updated with photos and progress notes throughout.

04

Inspection & Handover

We arrange the final Building Control inspection, obtain your completion certificate, walk you through the finished room and sign off only once you’re completely satisfied.

Garage Conversion FAQs

In most cases, no. Converting a garage within its existing walls, including infilling the garage door, usually falls under Permitted Development, so no formal planning application is needed. Planning permission is more likely if you’re significantly altering the external appearance, creating an annexe, your home is listed or in a conservation area, or Permitted Development rights have been removed (common on newer Essex estates). We check your property’s planning history before quoting. For the wider rules, read our guide to planning permission.

Yes, always. Converting a garage into a habitable room is a change of use that must meet current Building Regulations for insulation, damp proofing, fire safety, ventilation and electrics. We manage the full Building Control process on your behalf, including applications, inspections and your completion certificate.

Most straightforward conversions fall between £10,000 and £18,000 + VAT, with an integral single garage typically at the lower end. Larger, detached or structurally involved conversions, and full annexes, can run to £25,000 + VAT and beyond. We provide a fixed-price quotation after surveying your garage; the cost guide above shows typical figures by conversion type.

In most cases, yes, particularly where it adds a genuinely usable room such as a bedroom, office or annexe rather than simply removing parking. A well-built, fully insulated and Building-Regs-compliant conversion adds more value than an obvious “converted garage”, which is why we build to a proper standard rather than a quick finish.

Most single garage conversions take around 3 to 4 weeks on site. Double, detached and conversions with plumbing or structural work typically take 4 to 6 weeks. We provide a detailed timeline before work begins.

Yes. Detached garages make excellent garden offices, gyms, studios and self-contained annexes. Converting one is more likely to need planning permission than an attached garage, and we confirm that for your property before quoting. The build itself focuses on the roof, foundations, insulation and weatherproofing, with new services run across from the house.

Yes. This is the part cheap conversions cut. We raise and insulate the floor, install full wall and ceiling insulation to current U-values, fit a continuous damp-proof course and tanking where needed, and connect heating and ventilation, so the finished room ends up as warm and dry as the rest of your home.

Not usually under Permitted Development, but some Essex estates have planning conditions that require off-street parking to be retained, which can prevent or restrict a garage conversion. We always check this as part of our survey, and we can advise on parking and access before you commit.

Yes, where drainage allows. We regularly add en-suites, WCs and kitchenettes, which is what turns a conversion into a guest suite or annexe. It means running water and waste (sometimes with a pump), with the work inspected and signed off by Building Control and the electrics certified through our NICEIC partners.
