Summary:

A secondary school in Chelmsford contacted us after persistent plumbing leaks from the upper-floor toilet block had caused water damage to the classroom ceiling below, forcing it out of use. The school needed a contractor who could strip out the existing facilities, trace and resolve the source of the leaks, renew the affected pipework, and fully reinstate the toilet block — all within the five-day half-term window to avoid any disruption to the school term.

We surveyed the site, agreed a fixed scope and price, and planned the programme day by day to ensure completion within the deadline. The work was carried out with full access to the school grounds during the break, and the facilities were handed back fully operational on the final day.

Scope of Works

Strip-out and investigation

  • Carefully stripped the toilet block back to expose the existing plumbing runs and ceiling voids below.
  • Identified the source of the leaks within the sewerage pipework running through the ceiling void of the classroom beneath.
  • Assessed the extent of water damage to the surrounding structure and surfaces.

Sewerage Pipework Renewal

  • Removed and replaced the failed sewerage pipes within the ceiling voids below the toilet block.
  • Installed new pipework to current standards, with correct falls and secure fixings to prevent future movement.
  • Fitted full-height access panels at key points along the pipework runs, allowing the school’s maintenance team to inspect and service the system in future without the need for disruptive opening-up works.

Floor Leveling and Flooring

  • Levelled the toilet block sub-floor where the existing surface had deteriorated.
  • Installed new vinyl flooring throughout, selected for durability, hygiene, and ease of cleaning in a high-traffic school environment.
  • Finished with sealed edges and coved skirting for a watertight, low-maintenance result.

Toilet and Cubicle Reinstatement

  • Reinstated all toilet pans, cisterns, and flush mechanisms with secure connections to the renewed pipework.
  • Refitted cubicle partitions, doors, and hardware, ensuring all locks, hinges, and fixings were fully operational.
  • Checked and tested all waste connections, water supplies, and flush performance before handover.

Decoration and Finishing

  • Decorated all woodwork, including door frames, cubicle trims, and skirting boards.
  • Painted radiators to match the refreshed interior.
  • Carried out a final clean and inspection to ensure the facilities were ready for immediate use when pupils returned.

Outcome

The toilet block was handed back fully operational within the five-day programme, allowing the school to reopen the facilities and the affected classroom below on the first day of the new term. The renewed pipework and access panels give the school’s maintenance team long-term serviceability, while the new flooring and refreshed finishes provide a clean, durable environment built to handle daily use.
