Summary:
A full ground-floor refurbishment with:
- A new open-plan kitchen/living area
- Structural wall removals supported with steel beams
- Complete rewiring and plumbing updates

- Attached garage re-roofed and partially converted for better storage
Following a recommendation, we surveyed the property and agreed a clear scope, programme and fixed price. We mapped out the sequence (demolition → steels → first-fix services → insulation & plaster → second-fix installations → decoration & flooring) to minimise disruption and keep the kitchen and wet-room installations running smoothly. Structural calculations informed the steel sizes for the load-bearing wall removals, and we scheduled trades to avoid downtime.
Scope of works
Structural alterations (to form open-plan space)
- Carefully removed internal load-bearing walls to create a larger kitchen-diner and improved flow.
- Installed steel beams (RSJs) with padstones and posts where needed, then made good floors/ceilings.
- Adjusted door and opening positions to suit the new layout and natural light.
Electrical & plumbing (full ground-floor refresh)
- Full ground-floor rewire, new consumer unit, circuits for appliances, LED downlights and feature lighting.
- New plumbing runs for kitchen, bathroom and WC; pressure/flow checked and isolated correctly.
- First-fix for all services before closing walls; second-fix outlets, switches, fittings and sanitaryware after plaster.
Kitchen & interior installations
- Prepared the shell (straightened walls, levelled sub-floors) ready for a precision kitchen fit.
- Installed kitchen units, worktops, appliance connections, ventilation and splashback/tiling.
- Added practical storage and power points where the client needed them most.
Bathrooms & WC
- Stripped out existing; set new layouts with correct falls for wastes and safe zones for electrics.
- Fitted sanitaryware, showers, brassware and extraction; tanked wet areas before tiling.
- Applied durable wall/floor finishes and silicone sealing for a clean, long-lasting result.
Plastering, finishes & flooring
- Insulated where appropriate, boarded and fully plastered for a smooth, paint-ready finish.
- Decoration to the client’s palette; protection maintained throughout to keep areas tidy.
- Installed new flooring (chosen for each room’s use)—with trims and thresholds aligned to the new layout.
External façade upgrade
- Prepared and applied silicone render for a clean, weather-resistant finish.
- Installed sections of timber cladding to add warmth and visual interest.
- Replaced/installed doors and windows for improved kerb appeal, security and energy performance.
Garage improvement
- Re-roofed the side garage and carried out a partial conversion to create more usable, dry storage.
- Tidied services and added appropriate lighting/power for day-to-day practicality.
